I know you’re looking forward to the move and getting settled. I know I sure am. It’s been rough living in a small apartment and operating out of go-bags in some instances, due to lack of closet space.

We’re at about 30%-40% complete as of today and they can’t compete it soon enough.

Looking good my friend. Moving along nicely. I can’t tell, is that a two or three car garage back there?

We had ours done professionally twice and I’ve also done two floors myself within the last year and a half at our son’s and daughter‘s houses. I used fleck on one and none on the other. Method of prep for both was muriatic acid etching and scrubbing with a firm bristle brush, followed by a good (and I do mean good) power wash and rinse (at least four times). Both of these houses were new, so there were no oil stains on the concrete to contend with. I did have to scrape them with a scraper before etching to get up spilled glue and residual mortar beforehand though.

When we had the two floors done professionally, we had them diamond grind them. Both of these floors were also new concrete.

Thanks! That pic from the back is actually the lanai which will have French doors and side lights. The doors were delivered yesterday, so they should be installed soon.

These are the only pics that I kept of the garages. They’re actually side entry garages. There‘s a 2 car and a 3 car. The 2 car is the one with the peak above it from the front view of the house and to the right of that is the 3 car. You can kind see the 2 car a bit in this pic.

IMO, diamond grinding allows for the best adhesion, but on new concrete, some companies just etch the floors (saying that’s more than adequate) and would charge more to diamond grind them. You can’t beat that diamond grind profile. To help with grip, I recommend asking them to add Shark Bite (anti slip gritty material that‘s mixed into the topcoat).



Etching is literally using a mix of water and muriatic acid on a wet floor. It fizzles up and turns yellow. Work quickly to scrub the entire floor with the hard bristle brush and then rinse several times to make sure you removed all traces of the acid. It will, feel rough almost like sand paper when done. I reached out to my son and daughter to see if they still have pics from when I did theirs. If they do, I’ll post them.

Here‘s our son’s. I did his without fleck because he turns wrenches a lot and it’s easier to find nuts, bolts and screws when dropped than it is with fleck.

A couple of our daughter’s floor before the footings were painted to cleanup the epoxy that I got on them. One thing I’ll mention about the fleck is, if you go with a heavy broadcast as seen here, it’s gonna be more durable (especially once the topcoat it applied.

I don’t know what the business is quoting you for the job, but if you’d be interested in saving a lot of money and doing it yourself, I‘d be happy to put together a list of supplies that you’d need. I estimate that you could probably get everything for about $1000 and the rest would just be your time.

Day 1 - Scrape, power wash, etch, power wash 4 more times and let dry.

Day 2 - Blow dust off with a leaf blower, mix two part base coat, brush perimeter, roll about a 4’X4’ section with base coat and spread fleck immediately (repeat until the entire floor is done).

Day 3 - Sweep up all loose fleck and follow up with leaf blower. Apply topcoat mixed with Shark Grip and let dry.

Day 4 - Touch up footings with same paint used on your garage walls and you’re done.

I appreciate that but since we’re not going to even leave until June 6 I want to get everything done before we arrive. The quote is $2000 all in with everything. I have a call into him to find out about what you talked about for the pre scraping/acid. I will let you know what he says. They’re not doing it until the 13th so I have time to cancel.

I know it’s rougher near the coasts but I’m not on the Gulf side. At least with hurricanes you have time to react and you can leave. If you really wanna come I would do it. We can’t wait to get there.

Hurricanes, tornadoes, severe storms and fires affect the whole country so it really does not matter where you live you will have to deal with some form of disastrous events regardless. Life is too short to not enjoy where you live.

You will love it in Florida I am sure of it, and your Mach will like it as well. I do miss my time in Florida back in my youth with all there is to do there.

It's all going to be in the prep. Bad prep and it doesn't matter how good the product is. You can easily do this yourself, but only if it saves you enough money to do it three times over. Otherwise, pay someone else and get the warranty. A badly prepped floor would likely last through any warranty period, though.

I'm also trying to get out of California but I have a Freshman in high school. We bought an empty 3 acre lot in a gated community a few years back to build a house but have decided against it. Also, not really looking forward to giving up a 3% loan right now.
