Ooooo fun…new builds are a mix of about every emotion on the planet 🤣
You’re absolutely right. We’ve learned something new every time. This will be the 5th build job for us in 27 years and so far it has been the best experience.

We just got back from checking on it this morning and everything is all set, looking good and ready for concrete to be pumped in on Monday, provided it passes inspection, which I’m sure it will.

I bought my current house when it was just a foundation and live in the Tampa Bay area. Since you are currently in California and closing remotely, I would highly recommend getting an independent home inspector to come out before you sign the paperwork. The builder will tell you that you don't need one because they will provide a warranty on the build, but they are worth every penny, a good inspector will find things that you would never look for and a builder would never disclose. Good luck, I hope Daytona is everything you hope or better said everything your wife hopes LOL.
You really should hire an architect who will manage various disciplines in a total start to finish inspection, deficiency and reporting program. Yes it adds cost but a fraction of what it's costs even to deal with warranty.

1-3% of construction value would be reasonable. You get what you pay for and should be able to see inspection images and defect notes through their web portal.

Post build inspections are worthless because they cant see structural, mechanicals ( aside from external), waterproofing at.

no worries…Insulated Concrete Forms. They are hollow in the middle, and ya stack them and then fill with concrete. Ours were the 6inch version, plus three inches of foam on each side = one foot thick walls before interior and exterior finishes 😎

@The Demon keep an eye out for those gators and I’ll do the same! It can and does happen on rare occasion, but hopefully you and I will never experience anything like it.

My wife insisted that our house be right in front of a man-made lake. Let’s hope that there’s nothing in there. I’m gonna be installing movement lights outside just in case anything comes out of the water.

My wife insisted that our house be right in front of a man-made lake. Let’s hope that there’s nothing in there. I’m gonna be installing movement lights outside just in case anything comes out of the water.
We had three very large man-made ponds in our last subdivision and there were reportedly two gators living within the community. I’ve personally seen one of them on several occasions and it was about 6’ long. He would sunbathe in the backyard of one of the houses that butted up to one of the ponds (which was right next to the mailboxes). Needless to say, I didn’t check mail at night very often, lol.

Gators frequently are on the move during the night so if you didn't see one yesterday in your pond, for your own safety...and especially if you have children or pets, assume there could be a gator in the water today.

Just an FYI on gators. If there is a body of water that has any food supply like waterfowl or wild animals that use it for drinking water frequently eventually there will be a gator or more depending on the size of the body of water and the amount of food supply for them. Florida is overrun with gators everywhere.

Also, they can run faster than most adults for a short distance and can climb chain link fences as well so never assume that any body of water does not have at least one gator in it. Better safe than sorry and dogs are a delicacy to gators. Their tails are just as dangerous as their mouth, it will break your legs with very little effort. They will be found in fresh and brackish water as well so everywhere but actual ocean water.

When watching the video I noticed mistakes (beyond the HOA prohibiting dog-walking in front yard).
a) The woman did not appear to be a highly mobile person. She was far, far too close to the water for comfort. Even a young, spry person walking on an inclined shore is an easy target.
b) The woman was not aware of her surroundings. She appeared to have become comfortable walking in an area that she must have walked many, many times without seeing a gator, and was desensitized. (The gator was making a very, very obvious wake. That said, gators will sit motionless along banks with only eyes visible, oblivious to the average dog-walking person.)
c) As @Buldawg76 said, dogs are delicacies for gators. They not only taste good to gators, they are not as aware as, or have as quick reflexes as cats when gator danger approaches.

There is a hard and fast rule in Florida, that goes like this, if you see fresh water in Florida you can bet there is a gator in there. We also have a live and let live attitude towards gators here. We leave them alone and they'll leave us alone. This women broke that rule entering the gator's territory with what the gator interpreted as a tasty treat. When gators break the rules about entering our territory they are relocated or killed. This has worked well for Florida for a long time, unfortunately this women made a terrible mistake that cost her and her dog their lives. I don't say that to be a dick, but so you're aware when you move here. It's like a mini Australia, lots of things can and will kill you in Florida if given the opportunity.
