It's time for an update

I gotcha. Not nearly as much work as I had expected has happened at this point. Tile work is 99% complete. Some last minute trim upgrades were added to the dining room and master bedroom walls.

The painters were scheduled to start on 7/4 or 7/5 (yes, I inquired about them working on the 4th of July and was told it was a good possibility). I stopped by this afternoon and no one was there. Needless to say, no paint work has been done or even started. I will say that it has been raining off an on, but that shouldn’t have had an impact on being able to work inside, as there’s plenty to do in there.

I had to break this video up into three segments, as I can only upload approximately 20 seconds of video at a time.

Nice! It looks like your kitchen is all dialed in. Is that a gas range? I wish we could have gone that route, as I like cooking on gas ranges much better than electric.

Man, it sure seems like things are moving at a snail’s pace. I made up a list of outstanding things and estimated how much time it should take to get it done

Interior baseboard trim work (2 days)

Final grade (1 day)

Sod and landscape (4 days)

Plumbing finish (2 days)

Tile work kitchen (1 day)

Lanai cage (1 day)

HVAC finish (2 days)

Electrical finish (4 days)

Replace broken garage window (1 day)

I don’t think I‘ve mentioned this before, but we moved to Florida 4 years ago last month. When we moved down here, we moved into an apartment in downtown Sarasota (on a short term lease), as the builder told us that our house would be ready in July 2021. Well, that date kept getting pushed out and as a result, we ended up moving 4 times in the same apartment complex (starting out on the 1st floor, then up to the 4th floor, to two different units and then back down to the 1st floor, all within 132 days, before we finally moved into our house on October 29th. Needless to say, we’ve had our fair share of waiting things out and it hasn’t gotten get any easier.

Now we’re sitting in another apartment (again), waiting on our build to be completed. We're currently on move #6 and the house will be move #7.

Thanks, I appreciate it! I’m literally exhausted. Looking forward to 6-7 months from now to finally be settled, so that I can get back to wrenching on the Bullitt.

Lol, not on this build, but I did on our very first build back in 1998. The story goes like this:

One day we stopped in to take a look at progress on the house during the drywall phase. While there, we of course made a pass through the entire house. When I walked down into the basement, there was a caulk box sitting in the middle of the floor all by itself. I walked over wondering what it was and sure enough, one of the workers had taken a poo right into the box. Thinking back on it, that one was on the builder for cheating out and not providing a porta-potty for the contractors.

This builder had been on point with supplying the porta-potty and large rollback dumpster the entire time.

On the last house, one of the framers hung a Coke can by its tab on a nail as high up as he could possibly get it in the attic. I found it and got it down. Some guys don’t even think about how their reindeer games can have a negative effect on people. Here it was a Coke can with residual soda was left hanging to possibly attract ants and create a problem for me to deal with down the road.

The time it takes to get a build done can be exhausting. Every remodel I do I tell the customers to double their time table. My specs take a year each on average. It is what it is. I also tell them you’re going to get frustrated and in some cases really pissed off. That too is what it is. The last thing said is when its all said and done you’ll love what you’re getting in to and all the rest will fade away. Good trades guys aren’t a dime a dozen any where. They’re pulled 3 different directions at any time, so scheduling can become an issue. Let them do there thing, it’ll pay off in the end on call backs. House looks great.

Best to pay extra for architect and experienced project manager to maintain quality and time lines p,us document everything in case of disputes and claims. Worth every penny.

Anything else is a nightmare waiting to happen especially now with a lot of illegal labor being disrupted.

I agree. That’s exactly what we did. We communicate directly with the builder himself and he has been very thorough and responsive throughout the process.

We stopped by this evening to see if any work had been done and noticed that interior paint work has begun. This is exactly what I was hoping to see. I know rain has affected their ability to caulk and prep the exterior, but it has no bearing on the interior. “Let’s make it happen people!”
