Looking to get a 40x40 shop built soon, have gotten a estimates, ranging from 25k material delivery through 39k installed. not counting concrete.

all of these are tubular, steel or aluminum, none are iron I-beam construction.

Any personal experience/recommendations with any non-local manufacturers/installers?

Does that include insulation, garage door, man door, and any windows? Plans and engineering for permitting if needed? Lastly, in your area does classification of ancillary affect the property tax side? IE some place steal buildings can be taxable where a pole barn for example falls under an ag classification and for some permitting and tax‘s won’t apply.

permits i'll handle, includes 3 garage doors and a walkin. no windows planned atm. tax effects doesnt really matter, as pole barns are not an option

What kind of side wall height and what’s the pitch? You didn’t mention insulation or not, and what size garage doors(roll up or conventional).

10' wall height is what i got quoted, may go taller. 10x8 doors atm, again, may increase to 10x10 and 12' wall. roll up doors. no insulation atm, if I do that ill do it down the road. pitch is lowest available. snow load is not a concern down here.

thinking for height I may want to have doors large enough for largest thing I could have on the road. (lifted trucks, boat with a tower/radar etc, to future proof it. so possibly 14' height 12' doors?

10’ wall height is decent. Only issue there is if you ever may want to install a lift. If that’s the case 12’ is where you’ll want to be. 9’ high doors will pretty much accommodate anything passenger vehicle wise. The price they quoted isn’t bad, not great, about the norm currently. Labor is high for a no insulation installation. But that could be your area. I do metal buildings probably 3-4 times a year for various clients. I will say on that size of a building, unless you have some type of aversion to it, I’d be using convention lumber and stick framing the walls and using regular truss’s. You can still sheet the exterior and roof with pro panel. It would cost you less and actually be a better finished product. A crew of four for me would be about 6$/ft for the labor and and would take 3-4 days to frame, sheet, and wrap(metal) for that size of building. Typically on the metal we’re 50’ and above for roof spans when we jump to a complete metal shell. Slab wise you’re doing the same unless you were planning on piers and a stem exterior for the metal shell then pouring the interior after. Wasn’t sure where your located.

If you haven’t yet, hit up the forum called garage journal
. Tons and tons of great garage/building info in there from home garages, stand alone, metal structures, barns, etc
. I’ve been a member there for years, but that site is the most helpful when it comes to what you’re seeking.

You name it they cover it or can help (permit questions, electrical, plumb outs, slab info, HVAC, storage, lifts, etc etc etc)
