old gas stations with service bays are highly polluted locations and you'll never get it zoned for residential. at least around here.
Agreed, the fuel tank removals and inevitable soil contamination cleanup are a bitch.
My grandfather bought a half acre property to develop. Turns out it used to be a garage.
Cost $90,000 in 1975 to get it "cleaned up" for residential use.
Made $2 million on it, so came out in the wash.

2 million gross, after the cleanup and levelling the property. Held on to it for 5 years and sold it to a condo developer. Its now a 40 unit condo. He netted around 1.7m in 1980 dollars.
Also, the purchase price was zero, it was an inherited property.

Got a sound system put into my ā€˜20 convertible! After a lot of running around getting quotes and learning as much as I could, I finally found a car audio place that didnā€™t want to charge me 3k to put a pre fab box and sub in the back and up sell a 7 channel amp and dsp to power my stock speakers (lol) and got them to build a custom enclosure to take up the dead space under the roof housing, as well as replacing the front speakers with some awesome Blam component speakers. The result is breathtaking compared to the stock 9 speaker system!

For sure-
Pretty much the same in Oregon.
I think it would be less expensive to just build something from scratch.
Here's the however.....
However, out in a lot of small towns in Eastern Oregon there are still some old gas stations that are just sitting empty, and they are in areas that don't have the same zoning laws as the metropolitan areas. If by chance someone could find the right situation, might be able to make it work.
In all reality, I'll never even get close to doing it, but fun to think about it sometimes.

The cleanup is the killer...
and dealing with all the DEQ regs would be a nightmare.
I'm sure the regs are a zillion times more complicated today than in 1975.
Good that you came out OK on it.
I'd be better off buying a parcel down the street from the old gas station and building new.

Replaced spoiler on Wednesday. My eBay spoiler cracked and annoyed the hell out of me. Went with MMD by Foose pre-painted. Couldnā€™t be happier, American Muscle did a great job on the paint. Had to drill holes as my car was sans spoiler from the factory. Adhesive was a bitch to remove from eBay spoiler.

In the process of transitioning to black Rokblokz. I got the rears on and the red fronts taken off. But, it has been so cold. Hopefully I'll get the fronts on soon. I liked the red, but they were a bit much. The black is much more subtle. I can't wait until next month when I can put my summer matte bronze ESR SR07 wheels and tires back on.

My subwoofer arrived. JL Audio HO110RG-w3v3 it's a 10" ported enclosure.
I put it in the trunk and snapped a few pics before I froze. The garage was way too cold to hook it up and play. Come on spring!

It fits nicely up against the back seats but I will be working on a way to anchor it to the floor. I will likely install some rivnuts and bolt it down with some vibration dampeners. Still haven't decided because I want to do it in a way so I can easily remove the box if necessary.
Let us know how it sounds when you hook it up. I'm looking at adding a subwoofer to my car soon.
