Control arm boot leaking??

My right rear control arm boot has a black oily leak. Maybe the bushing is going/gone? It's only 1 year old but maybe from the increase in HP from all of my mods, it's just overstressed it? Anyone else have this problem? I am thinking about upgrading to Steeda Bushing/parts over a stock replacement. Maybe polyurethane.

Is this a warranty covered part?
