I love the dead bones of the old mailbox

Anything worth doing, is worth doing to excess. End result looks so much better.
I thought that having the old one in the picture would be a nice touch haha. The house was a foreclosure and completely trashed. I’ve spent the last few years fixing it up, trying to do most of it on my own. Luckily as an HVAC contractor, I have good friends in other trades that have helped.

did you reinforce the rooms or take down walls and change up the floor plan?

Installed renter friendly walk paneling and painted the wall dark green for depth. (Still need to do touch ups. Paint gun broke halfway through 🥲)

Took down a couple of half walls, and tore out two pantries. Screwed all sub flooring to the joists, then sealed the floors. Used synthetic roofing paper under the red oak flooring. Most people use tar paper, but it off-gasses. Laid hardwood throughout the entire first floor and 2nd floor hallway. All new plumbing to the first floor, and most of the first floor electrical updated. Had to move duct, plumbing, and electrical because of pantry removals. Of course my buddy is a master carpenter and was crucial to the kitchen, stairs, and railing projects. Of course my son helped as well.
New stair treads, railings. Repurposed some of the old kitchen cabinets in the laundry room.

Anyone have an idea what a good rate is for child labor these days? Helping out a friends kid with money but they'll be pulling weeds for it.

At the end of the day they'll come to you and say all they need is...about tree fiddy.
Well I plan on starting off with a sugar filled meal and about the time they crash is when I'll send them home. I'll know how well I paid them if they ask to come back for more lol.

Looks great, I’m an hvac contractor so I get to install these often. Keep the filters clean and it Will run quietly and efficient for many years. Still don’t have one in my own garage. 😂

Looking for something similar for my office. Where did you get the wall paneling if you don't mind me asking? Thank you!

Thank you. I put it in since my dehumidifier was dying and A/C seemed like a good side effect of keeping everything from rusting. Have you had much experience with Pioneer?
They do a fantastic job with dehumidification, you’ll be pleased. I haven’t had any experience with pioneer, just know that units with inverters are extremely efficient. To be honest there are only a hand full of mini split hvac manufactures, but many companies put private labels on the units to brand as their own. I’m a Daikin mini split dealer.

I've been meaning to install a split in my shop for a while. That might have to get on the list soon.

I've always had a big dehumidifier out there so can keep the humidity at 50%, but since this has been seemingly the hottest summer ever in MN an actual AC unit would be nice. Still, I can't complain too much as the building is well insulated and has never gotten warmer than 85.

If I had AC and would have had the foresight to put in a bathroom when I built the shop, I'd probably just live in it....

My basement workshop is undergoing a decades long needed organize. Small house and I can't build out, so mostly going up. Yes, I accumulate stuff. Another month and it should look like something.
