Any home alarm/security experts in here?

I am looking to make some changes/upgrades to our security system and a question or two. I currently have a system and basic landline monitoring, which is provided by our HOA. Basically, I want to have the ability to arm/disarm the alarm remotely. I also want to tie in a front door lock, front door camera, and a garage door receiver. I called our alarm company and they can do the wireless set up with a new key pad for $29.95/month (that's the price with the HOA discount). The question I have is about the add-ons. They quoted me the following:
Door lock - $99.99 + $7/ month fee
Garage receiver - $59.99 + $5/ month fee
Skybell Camera - $0 + $9/ month fee

I understand that there is a cost associated with the equipment. But, could I not just buy and install those on my own and forego the monthly fees? I mean those fees, almost double the price and over the course of the 36 month contract add up to $756. I am a pretty tech savvy guy and could definitely handle the install and any related programming/set up. Everything would be going through the alarm.com app, if that makes a difference.
